We had never really thought about Rosslyn as a neighborhood to consider, but when our eventual townhome came on the market, we mapped it out and realized that we’d be a 10-15 minute walk to both Georgetown and Clarendon, two blocks from a grocery store, and just one Metro stop to DC. All of a sudden, it seemed like a no-brainer to pack up and move to Rosslyn. We’re still in the neighborhood and loving it more than ever. Today, there are lots of new developments, a ton more people, not to mention shops & restaurants, that have also joined us!”
That’s how our President, Edward Berenbaum, describes finding and living in Arlington’s Rosslyn neighborhood. With its plethora of high-rise office buildings, Rosslyn was known as a place where the restaurants were packed for lunch, but dead for dinner. This all started to change in the early 2000s with the construction of several high-end condominium and townhome projects. Considering the uninterrupted panoramic views of DC from across the Potomac River, in hindsight, it was only a matter of time before Rosslyn blossomed. The neighborhood’s transformation is still a work in progress, with many high-rise developments and commercial projects in the pipeline.
If you’ve ever sat along the Georgetown Waterfront and gazed at the high-rise buildings that rise beyond Roosevelt Island, you’ve laid eyes on what the neighborhood’s BID (Business Improvement District) calls “Manhattan on the Potomac”. Though official boundaries vary, on c21redwood.com we show the borders stretching from the shores of the Potomac River west to Queen Street and Quinn Street and north from the border of Ft Myer to Spout Run Parkway. This definition includes the Palisades Park townhomes and the adjacent apartments in the Rosslyn neighborhood.

Prospective homebuyers can find a variety of options here. High-rise and garden-style condos are by far the most common property type, though townhome developments also dot the landscape. River Place is one of the largest co-operatives in the region with three towers.
South of Rte. 50, just west of the Iwo Jima memorial, sit several condominiums with stunning views down the National Mall. Memorial Overlook, Prospect House and The Weslie, which was home to Congressman Charlie Wilson and featured in the Tom Hanks film chronicling the Congressman’s life, are the three most prominent communities in this area. In the middle section, The Atrium and Belvedere are high-rises that were both built in the 1980’s and have since been joined by three of the most exclusive buildings in the entire DC area: Turnberry Tower, Waterview, and Jim Abdo’s Wooster & Mercer lofts.
Palisades Park is a neighborhood of one and two-car garage townhomes located behind the Key Bridge Marriott just north of Rte. 29. Built in the late 1990’s/early 2000’s, these homes resemble the style of Highgate, a townhome community that was built a decade earlier, and is more centrally located north of the metro. The stately five-level townhomes in Monument Place all feature rooftop terraces, which is the perfect spot to enjoy breath-taking views of the monuments and the Potomac River.
Things to Do in Rosslyn
Arlington’s acclaimed Ray’s The Steaks was originally located on 1700 Block of Wilson Blvd and is credited by many for putting Rosslyn on the map as a culinary destination. While this steakhouse has since moved west to the Courthouse neighborhood, large crowds are still known to line up outside of owner Michael Landrum’s newer Ray’s Hell Burger. Loads of other locally owned establishments such as Pho 75 and Guajillo give residents plenty of dining options, and the classic Rhodeside Grill competes with Heavy Seas Alehouse for the Happy Hour and nightlife crowd.
Central Place, a mixed-use community built out around the Metro station is bringing not only more luxury homes to Rosslyn, but 45,000 square feet of additional retail space. Residents can also head slightly west to Clarendon, south to Pentagon City, or across the Key Bridge into Georgetown to experience world-class shopping.
Rosslyn is also home to some great parks. The neighborhood is dotted with “pocket parks” like Hillside Park and Rosslyn Highlands Park, which provide kids and pets with some room to run and play. On the north side of Rosslyn, Fort Bennett Park has a great picnic area, a big field, a sweet playground and some hiking trails overlooking the Potomac River. At the base of the Key Bridge is the convergence of the Custis Trail, which follows Rte. 66 and the Mount Vernon Trail, which connects to George Washington’s famous estate 18 miles south in Alexandria, VA.
Rosslyn’s Cultural Side
A unique part of Rosslyn’s appeal is its focus on the arts, from signature events, to the public art installed all around the neighborhood. While weaving in between office and condo buildings, stunning art pieces will stand out amongst the “concrete jungle”, including sculptures, mixed media art, photography and other art projects created by renowned artists. Right before the N Myer Drive entrance to the Rosslyn Metro, is a distinct motion art piece that changes throughout the day, named Quill. Another piece, Holy Crape! It’s Myrtle Madness, is a 6,000 square foot mural created from dozens of small photographs. These public art pieces bring life into the community, and allow artists to showcase their innovative work to residents and workers alike.
Getting Around Rosslyn
With two lines running through its Metro station, two bridges heading into DC, the Custis and Mount Vernon trails crossing through and Routes 66, 29, 110 and the George Washington Parkway each having entrance and exits, Rosslyn might just be the easiest neighborhood to get in and out of in the entire region. Of course, its reputation as a business center means that many Rosslyn residents can simply walk to work.
Making Your Home in Rosslyn
As more and more residential buildings rise to become part of what has become the DC region’s skyline, Rosslyn is developing a round-the-clock pulse. Dinner crowds at local eateries now rival those from lunch as 22209 has become as exclusive a zip code from a residential standpoint as it always has been in the commercial world.

Turnberry Tower is one of the top exceptional luxury condominium complexes in Washington DC. It's a beautiful glass building with views of DC and surrounding areas. This building is definitely worth checking out while you're out shopping in the luxury condo market. One of my favorite tech things about this place is the valet/concierge service whereby you can have a picture of your car/cars on your ipad and touch the one you want and by the time you zip down your private elevator your car is out front waiting for you to drive away. Incredible!
Great place to watch the fireworks on 4th of July! The Rosslyn BID also organizes events in the park throughout the year that are fun for all ages.
Simply put, this is the best Pho in the area. On most days around lunch time, be prepared to wait for a seat. You can almost always run in and get carryout, though. Don't forget cash. They don't accept credit cards. Or reservations. For a large bowl (container) of Pho, you'll spend just under $10. Well worth it for the quality and taste.
Ray's Hell Burger
The best burger you'll ever have! Now located at 1650 Wilson Blvd (it used to be across the street), my standard is medium with vermont white cheddar, bacon and bbq sauce. My kids love the free popcorn and mac & cheese. I always start with the purgatory chili. I live in the neighborhood and this is a collective favorite.
At the far end of the Colonial Village Shopping Center is my favorite coffee shop in Arlington, Bean Good. Locally owned and operated, this place has a great neighborhood vibe and is the perfect place to meet with friends or get some work done. I am not an exotic coffee drinker, but their americanos are hard to beat.
